WEATHERSFIELD, Roberts Farm through the Vermont Land Trust

Other: VLT is under contract to buy the Roberts farm by October 31, 2011. We are looking for a qualified farm buyer to own and operate the Roberts farm, preferably a buyer who will be ready to close on the purchase later this year or early 2012. We expect to have an appraisal of the farm agricultural value finalized by early July.
Quality of Land:
The agricultural fields are large and level and the soils include 14 percent prime and 65 percent statewide soils. The farm is well-suited to vegetable or diversified farming and has strong potential for wholesale or direct-marketing operations. It is located on a main road within easy access of Interstate 91 and the interchange with I-89, making it very accessible to the Upper Valley and major markets in New England and beyond.
Farm Buildings: The property includes a renovated two-family farmhouse, a 12-stall converted dairy barn, and other outbuildings, all in excellent condition.

The sale of the conserved 60 +/- acre farm is part of the Farmland Access Program at the Vermont Land Trust (VLT). The asking price is $362,000. The goal of the program is to provide access to affordable farmland to commercial farmers. VLT is under contract to buy the Roberts farm by October 31, 2011. We are looking for a qualified farm buyer to own and operate the Roberts farm, preferably a buyer who will be ready to close on the purchase later this year or early 2012. We expect to have an appraisal of the farm agricultural value finalized by early July. VLT is hosting one open house at the farm to allow potential buyers to see the property. It will be held on Wednesday, July 20, from 10 a.m. to 2 p.m. If you are unable to make this date, let us know and we will try to find another time when you can see the property. Applicants are requested to respond if interested in attending the open house. The farmhouse is currently leased and will not be open to viewing. We will select a proposal from a buyer who best fits the criteria set forth by the VLT Farmland Access Program.
