Mission

Stewardship of real estate initiatives in support of the University of Vermont’s mission, vision and strategic imperatives.

Services

Provide guidance and services in support of finding and securing off-campus space, facilitating and documenting use of on-campus space by third parties, managing the needs and relationships with third parties related to space use, and assisting in the acquisition/disposition of University real property.

Primary Responsibilities

Acquisition/Disposition/Development

If there is real estate important to the operations of your unit which the University does not currently own or your unit oversees property it no longer utilizes, please contact Real Estate Operations. Real Estate Operations manage the acquisition, disposition and development process as directed by UVM Senior Leadership. Only the University’s Vice President for Finance and Administration and UVM Foundation’s Vice President and Chief Financial Officer are authorized to approve real property transfer transactions as outlined in the Board Signing Authority, including gift transactions. All transactions must follow the Real Property Interest Acquisition, Disposition and Development University Operating Procedure.

Historic Leased Lands

Real Estate Operations is charged with executing the University’s directive regarding leased lands. If you need a quitclaim or have any questions, please email realestate@uvm.edu.

Leasing and Other Agreements

Whether you need an office, residential housing, storage, or other off-campus space, or you have on-campus space you wish to allow use by a third party, please contact Real Estate Operations at realestate@uvm.edu. Only the University’s Vice President for Finance and Administration and the Provost have authority to sign leases or agreements for the use of both on and off campus space. Real Estate Operations facilitates searches for space and documents the use at the direction of senior leadership in collaboration with other University partners.

On-Campus

Office: On-campus requests for use of non-lab space by a  third party should be sent to Planning Design and Construction using the Space Request Form. Once approved, Real Estate Operations will facilitate contract negotiations, reviews, documentation, and University notifications.

Lab: On-campus use of research facilities and equipment by a third party is managed by the Office of Vice President for Research. Please contact the Office of the Vice President for Research by completing their Contact Form

Events/Activities: With the exception of the Davis Center, on-campus use of grounds and facilities for events and activities is managed by University Event Services. Requests for an Event/Activity must be submitted through the online event management system (EMS) or, if online reservation is not available, by contacting UES at eventservices@uvm.edu, or the Davis Center at dcevents@uvm.edu.

Off-Campus

For off-campus needs, Real Estate Operations will assist with market research, approvals, negotiations and final documentation. Please contact realestate@uvm.edu.

Property Management

Real Estate Operations serves as the first point of contact for third party arrangements, including lease provision interpretation, accounting, renewals, terminations, and other tenant or landlord needs. On-campus tenants and off-campus landlords should contact Real Estate Operations at realestate@uvm.edu with any questions.

Reporting, Taxes and Accounting

Real Estate Operations is responsible for projecting, monitoring and facilitating payment for all real estate taxes and payment in lieu of taxes (PILOT) for University real property. Real Estate Operations tracks and reports all real estate transactions for IBB, GASB and PBU compliance.

Julianne Heisler, Real Estate Director

Julianne Heisler joined the University of Vermont in May of 2008 in the Department of Campus Planning. Mrs. Heisler came to UVM as the Real Estate Coordinator with significant experience in leasing and property management from Pizzagalli Properties, LLC in Burlington. Mrs. Heisler was promoted to Real Estate Manager in 2015 where she continues to support the University in real estate related matters. Mrs. Heisler, a native Vermonter enjoys summers at her camp on Lake Champlain, reading, crafting, gardening, and as much time as possible with her children and grandchildren.  julianne.heisler@uvm.edu | 802-656-3872

Sarah Mansfield, Commercial Real Estate Coordinator

Sarah Mansfield joined the University of Vermont in 2015, transferring to the Department of Campus Planning in 2016 as the Real Estate Coordinator. She came to UVM with over a decade of administrative experience, including nine years at the law firm Downs Rachlin Martin, PLLC in their Burlington office. Mrs. Mansfield received her bachelor’s degree from the University of Vermont and enjoys continuing education opportunities and volunteering. She loves traveling with her family and Vermont life. Carolyn Moore, Residential Real Estate Coordinator

Carolyn Moore joined the University of Vermont in January 2024. Bringing a wealth of project management expertise, she accumulated over a decade of experience at Downs Rachlin Martin as the Manager of Pricing and Legal Project Management. Beyond her professional pursuits, Mrs. Moore volunteers with local advocacy organizations. Mrs. Moore loves spending time outside with her husband and children hiking, skiing, and exploring all that Vermont has to offer. carolyn.moore@uvm.edu
