Physical Plant's Zone Maintenance crews are responsible for all routine, corrective, urgent and preventive maintenance (PM) services on all mechanical, electrical, plumbing, HVAC and general building components within all University buildings. Crews include teams of skilled trades, specialists and general facilities repair personnel who are assigned to service designated areas, buildings and mechanical systems on campus.

Electrical & Lighting

Includes emergency repairs, routine work and preventive maintenance on electrical panels, switches, occupancy sensors, receptacles, light fixtures, electric heat, electric motors and campus exterior street lighting.

HVAC (Heating, Ventilation, Air Conditioning)

Includes emergency repairs, routine work and preventive maintenance on equipment and systems such as air handling units, air conditioners, unit heaters, coolers, pumps, valves and temperature controls.

Plumbing

Includes emergency repairs, routine work and preventive maintenance on domestic water supply and sewerage systems within all buildings which includes sinks, drinking fountains, showers, drain lines, faucets, garbage disposals, toilets, hot and cold water lines, water valves, submersible pumps, steam machines, water softener units, hot water heaters, dish machines and related equipment.

Building Interiors

Includes general facilities repair such as carpentry and painting work. Includes routine repairs & maintenance on existing building elements such as interior walls, ceilings, cabinetry, stairs and stair treads, trim, classroom seating and furniture, flooring, sheet rock, window shades and blinds, shelving, exterior fencing and door hardware such as hinges and closers.

Building Exteriors (Building Envelope)

Technically referred to as "building envelope", exterior building work includes emergency repairs, routine work, and preventive maintenance activities to prevent water intrusion (i.e., flooding, rain) and ensure the integrity of buildings thermal envelope. This includes building elements such as roofing, foundations, insulation, exterior siding, windows, window glass and glazing, and exterior or interior masonry (e.g., brick & mortar).
