Runoff Estimate
How much stormwater could theoretically run off all the impervious surface area of the Butler Farms and Oak Creek Village communities in this same two-hour storm?
The total impervious surface area (or TIA) of the Butler Farms and Oak Creek Village communities is computed as follows:
258 driveways @ 1000 sq foot (average)= 5.7acres
258 house footprints@ 1200 sq foot (average) sq= 6.9acres
3.7 miles of access road= 13.5 acres
3.0 miles of sidewalk = 1.45 acres
TIA of 27.55 acres.
Of the approximate total 140 acres total this translates to 19.7 % impervious surface for the two communites.
Finally, for our five-year storm, the total volume generated by these two communities would be approximately 1,282,583 gallons (171,011.1 cubic feet) or 10,260,666 pounds ( 5130.3 tons) of water in two hours. That's a lot of force on the tributary and stream beds!

Let's move on to the Virtual Tour and witness the stormwater which is generated in these neighborhoods:
